How an association project runs

The difference between a multi-family roof and a single-family roof is rarely the roofing. It's the coordination around it. Here's our sequence.

  1. Assessment and documentation

    We inspect each building's roof system, photograph condition by elevation, and give you a written report — remaining useful life, replacement cost, and any conditions that need attention before then. Provided at no cost, in a format a reserve specialist can use directly.

  2. Scope and proposal

    A written scope naming the specific system, underlayment, fastening schedule and accessories, with a stated deck repair allowance so tear-off discoveries don't become surprise change orders. Structured so your board can compare it line-for-line against other bids.

  3. Board and owner communication

    We'll present to the board, answer owner questions at a meeting, and provide the resident notice materials. Boards spend political capital on this decision — the more owners understand it, the less of that capital it costs.

  4. Phasing and scheduling

    On multi-building properties we sequence by building and budget year, with pricing held across phases. Work hours, staging areas, dumpster placement and parking impacts are agreed before we mobilize, not discovered.

  5. Execution on an occupied property

    Daily magnet sweeps and cleanup, vehicle and landscaping protection, a named site contact, and notice to affected units before their building starts.

  6. Closeout and warranty

    Final inspection, photo documentation, permit closeout, and the manufacturer system warranty registered in the association's name with documentation for your records.
