If you’ve renewed a Florida homeowners insurance policy recently, you’ve probably noticed it: insurers are scrutinizing roof age more closely than ever, and the requirements are becoming increasingly specific.
If you’ve been putting off a roof replacement, it’s worth understanding exactly what’s changed and why waiting for a non-renewal notice is usually the most expensive way to handle it.
What’s actually changed
Under Florida law (F.S. §627.7011), insurers have specific leverage tied to roof age:
- At 15 years, insurers can require a certified inspection before issuing or renewing a policy. Many carriers now apply a “roof age surcharge” once a roof crosses this mark, in some cases accounting for 20-30% of your total premium.
- At 25 years, insurers are permitted to decline or non-renew a policy outright for shingle roofs. Tile, slate, and metal roofs generally get more time, often up to 50 years, depending on the carrier. Once you’re past this point, many homeowners find themselves limited to Citizens Property Insurance, Florida’s insurer of last resort, which typically comes with higher premiums and narrower coverage.
An important protection also exists for homeowners: under Florida law, insurers are prevented from refusing to issue or renew a policy based on roof age alone for roofs 15 years or older, as long as a certified inspection confirms at least five years of remaining useful life. That’s a genuine win for homeowners with an older but still sound roof, but it still requires a real inspection and proper documentation rather than simply hoping the issue doesn’t come up.
The practical takeaway is that insurers are treating roof age as a bigger financial factor than ever. That could mean a steep surcharge, a non-renewal notice, or a forced move to a state-backed policy. None of those are outcomes you want to discover for the first time in a renewal letter.
Why waiting usually costs more than acting
A non-renewal notice puts you on the clock, often with a tight window to find new coverage. Shopping for insurance under time pressure rarely puts you in the best position to secure a good rate.
Getting ahead of the 15- or 25-year threshold instead of reacting to it gives you time to plan the project, compare your options, and avoid a last-minute scramble.
