With a new year in full spring, it may be time for your roof to be replaced. Getting up onto your roof and checking the quality of the materials is a good step, unless a roofing technician already spoke with you about the life that’s left on your roof. Whether you have another roofing type or not, a metal roof is a great energy efficient alternative to shingle asphalt. How to install metal roofing may not be as tricky as you think, either. Certified Roofers & General Contractors, Inc. has been serving the Lithia area for over forty years now. We repair and replace roofs reliably, quickly and efficiently, allowing you to get back to life faster.
Beginning Steps
Although a metal roof can be installed by a more experienced DIY roofer, it’s recommended that a professional roofing company comes to your home and installs it themselves. Your roof warranties may not allow for a homeowner to install the roof, which would void any warranties you have. There are also a lot of building codes and safety issues surrounding an individual installing a roof onto their home, so it’s best left for the professionals. Knowing the process, however, can help you understand the steps involved and how you can best prepare for a new roof.
How To Install A Metal Roofing
The roofing contractors will start by measuring your roof extensively to ensure correct dimensions and the proper amount of tools and roofing panels are accurate. This is done by measuring the length and width of the roof along with the slope to get a proper and total square footage of your roofing project. The new roofing materials along with the screws will get ordered, adding an additional 10% of square footage for proper cutting and fitting of your roof. Starting at the top of the roof, the contractors will begin removing all the old roofing materials along with the flashing, underlayment and vents. They will hammer down any large, exposed nails from the removal. The contractors will then inspect your roof to ensure the sheathing and decking is in good, proper condition and free of damage. They will then install a layer of roofing insulation for protection of your home’s interior. Edging will be the next step, where contractors will outline the roof with strips of metal eave flashing.
Now comes the actual metal panels being installed, with the first metal panel aligning so it overlaps the edging with certain dimensions. The panels will be laid out by the contractors to ensure the panels overlap properly, and will run a bead of silicone sealant along the underside of each new panel, ensuring the silicone will spread and adhere, creating a seal. Once the roof is completely covered panel by panel, the contractors will then install the roof ventilation and flashing, securing all parts and making sure everything is sealed tight. The crew will clean up and a final inspection will be done to ensure the new roof is installed correctly.
Advantages of Metal Roofing
If you don’t already have a metal roof, there are many advantages to replacing your existing material with metal. A metal roof can even be placed on top of a single layer asphalt roof for added protection. A metal roof comes with great energy efficiencies, reflecting solar radiant heat, which can reduce cooling costs by 10-25%. Most metal roofs also contain at least 25% recycled materials, and can be completely recycled after it’s lifetime, saving a heap of materials from being thrown into a landfill. Metal roofs have a longer lifespan than asphalt shingle roofs, lasting upwards of sixty years or more depending on your climate and state.
