It is no question when we say that a roof is a crucial part of your home. Roofs are built to last many years but, unfortunately, are not built to last forever. Weather, age, and lack of care can shorten the life span of your roof, but when do you know when it’s time to upgrade your roof entirely or just fix a few shingles? Here are some signs to look for when deciding to repair or replace so you can keep that roof over your head.
Repair
If you only have mild or moderate damage to your roof, you may be able to avoid the cost and work of replacing your entire roof and get away with putting the band-aid on the bullet holes for the time being.
A few missing shingles or leaks won’t cause severe damage.
Minor leaks are typical in a roof, as are a couple of broken shingles. If this problem is fixed correctly and timely, your roof should have a few more years left.
Only part of your roof is damaged.
If only a part of your roof is damaged, you may be able to get away with partial re-roofing. Partial re-reroofing may be more cost-efficient but can throw off the aesthetics and looks of your entire roof if the wrong materials are used and do not match the rest of your roof.
Replace
Your roof may have seen better days. If your damage extends beyond slight damage, it is always in your best interest to replace your entire roof. With knowledge of the factors below, it may even be in your best interest cost-wise to replace the entirety of your roof.
Consider the age of your roof.
There is no set life span for any roof, but eventually, it will start showing its age. If your roof has been repaired multiple times, it may be worth the investment to replace the roof as a whole and give your house that imperative update it needs to avoid causing more damage.
Weather is a roof’s worst enemy.
If you live in a location where you experience extreme weather, such as hurricanes or snow storms, having a sturdy roof is a must, and repairs sometimes just won’t cut it. Severe weather damage may also be covered by insurance.
When the damage extends underneath the surface.
There is more to a roof structure than what meets the eye. If damage is done to the foundation, such as in the sheathing, rafters, and trusses, it may be time to replace your roof.
Mold growth, massive gaps, serious leaks, or roof sagging.
All these problems are enormous indicators that a few repairs may not fix your roofing problem. If you notice your roof structure is giving in or sagging, it is imperative to replace your roof as it may be on the brink of collapsing.
